Kalleward Group provided Construction Management services for the FlowServe Corporation’s Lab Renovation and Expansion in Kalamazoo, MI. This project converted a 7,800 square foot maintenance space into a state-of-the-art testing facility. After self-performing demolition and removal of existing offices, utilities, mechanical systems, and flooring, Kalleward Group temporarily shored the entire facility to enable the installation of new foundations, structural steel, and a recessed concrete pit with a surrounding raised access flooring system. These upgrades were necessary to support new overhead bridge cranes and enable better distribution of utilities to test cells that were separated by new curtain-wall partitions. Kalleward Group also constructed a mezzanine storage space and staircases, leading to surrounding control rooms and offices. New mechanical, electric, process piping, and lighting systems were subsequently installed. Adjacent to the testing lab, a 1,600 square foot build-up room was remodeled with new flooring, ceilings, hardware, and utilities. Much of the work for this additional remodel was also self-performed by Kalleward Group. The project took place over a six-month span, in which the facility remained occupied. This required the construction team to undergo extensive pre-construction planning to understand FlowServe’s operations to minimize disruptions while completing the project ahead of schedule.
